WHAT YOU SHOULD KNOW WHEN USING BROKER
DATABASES TO LOCATE A QUALIFIED PROFESSIONAL
As I have expanded my real estate brokerage business to more than one state,
I have stumbled upon a problem that the general public is not aware of, but
which can drastically affect your ability to locate the best qualified
professional for your particular transaction.
Having some background with Information Technology as well as being a licensed
real estate broker in more than one state, it astounds me that there has been
such a failure of logic, both by the real estate organizations managing the
various databases, as well as their IT providers.
The main problem is that most of the databases are based upon a broker's physical
office address. However, not all states require a broker to maintain an office
or residence within their state of licensure. The
broker's physical address is not what gives them the right to engage in the
profession of real estate brokerage, it's the license granted by a state. However, because
most of the major databases have made this same assumptive error, you will not
locate many of the best independent brokers who have licenses in multiple
states unless you already know them by name. The fault necessarily lies with the
organizations who contracted for the database designs.
Many of the organizations to which I belong as a dues paying member or which track real estate
licensees have made this fallacy error in their databases (most of which
are used for referral purposes.) ARELLO (The Association of Real Estate License
Law Officials) has corrected their database.
Many of these organizations have made serious mistakes hiring out work for their
databases. Maybe they should read this article from CIO.com regarding "stupid
assumptions" made across the board (and look at their own business
management processes to figure out why they made these errors in logical
reasoning):
